Scope & Pricing
With a complete design in hand, we develop a detailed scope and fixed price contract. No guesswork, every line item is based on the actual project.
Permits & Approvals
We manage the permit application and coordinate with council on your behalf. You do not need to navigate the planning process alone.
Construction
Structured site management, regular client updates, and trades coordinated to programme. The build runs to plan because the plan was built properly.
Handover
A thorough walkthrough before we sign off. Every detail checked. Every item on the defects list resolved before you get the keys.

What is Design & Construct?
Design & Construct is a delivery method where one company, JSG Construct, manages both the design and construction of your project. Rather than engaging an architect separately and then finding a builder, we coordinate the entire process under one contract and one point of responsibility.
What are the advantages of Design & Construct?
The main advantages are fewer gaps, fewer disputes, and clearer accountability. When the designer and builder are the same entity, design decisions are made with construction realities in mind. Cost blowouts caused by unbuildable designs are eliminated. You also have one party to deal with, rather than managing the interface between a designer and a builder yourself.
Do I have input into the design?
Absolutely. Your brief drives the design. We work through your requirements in detail at the outset, and the design is developed in response to what you need, not a standard template. You are involved at every stage of the design development.
Is Design & Construct suitable for renovations?
Yes. It is especially useful for renovations and extensions where design choices, existing conditions, budget, and buildability need to be considered together early.
Can this reduce budget surprises?
Yes. Builder input during design helps identify cost and construction implications before documentation is finalised.
