Renovations & Extensions
What types of renovation projects do you take on?
We specialise in full home renovations, kitchen and bathroom renovations, structural work (wall removals, floor level changes), heritage home renovations, and extensions. We prefer complex, design-led projects where our coordination capability adds real value.
Do you do small jobs or just large renovations?
Our projects typically start from around $150,000. Below that, our pre-construction process becomes difficult to justify economically. We're best suited to medium and large-scale renovations and extensions.
What is included in a full home renovation with JSG Construct?
A full renovation through JSG Construct includes pre-construction planning, discovery call, coordination of all engineers and consultants, construction management, all trades, and final handover inspection. You deal with one company from start to finish.
How do you keep renovation costs under control?
The most effective way to control cost is to fully understand the project before pricing it. Our pre-construction phase identifies site conditions, structural requirements, and scope clearly so the price reflects the actual work, not a best guess.
How long does a home renovation take?
This depends entirely on scope. Smaller single-room or partial renovations run 8 to 14 weeks. Full home renovations with structural changes typically run 20 to 35 weeks. We provide a detailed programme as part of the contract.
Can you help with before and after renovation planning?
Yes. We help clients understand what needs to change, what needs to stay, and what needs consultant input before design and construction decisions are finalised.
Do you work on kitchens, bathrooms, and outdoor areas?
Yes. These spaces are often part of a broader renovation or extension project, and we coordinate the relevant trades and finishes as part of the full scope.
Can you renovate while keeping the character of the home?
Yes. Many Melbourne homes need a careful balance of old and new. We plan around the existing structure and character so the finished work feels considered rather than patched on.
What is the process for adding an extension to my home?
We start with a discovery call to understand your property, boundaries, overlays, existing structure, and services. If you do not have plans, we coordinate with a designer to develop the concept. Once the design and engineering is settled, we provide a fixed price and begin construction.
Do I need council approval for an extension?
Most extensions require a building permit. Some may also require a planning permit depending on the property and the nature of the works. We handle all permit applications as part of the project, you do not need to navigate council yourself.
Can you extend a heritage or character home?
Yes. Many of our extension projects are on heritage-listed or character properties in East Melbourne. We work with designers and heritage consultants experienced in this area to develop extensions that satisfy council requirements and complement the existing home.

What does a custom home project involve?

Do I need to have an architect already?
Not necessarily. We work with clients at both stages: those who already have architectural plans and those who are starting from scratch. We can help connect you with the right design professionals and coordinate the process from the beginning.
How long does a custom home project take?

Design & Construct
What is Design & Construct?
Design & Construct is a delivery method where one company, JSG Construct, manages both the design and construction of your project. Rather than engaging an architect separately and then finding a builder, we coordinate the entire process under one contract and one point of responsibility.
What are the advantages of Design & Construct?
The main advantages are fewer gaps, fewer disputes, and clearer accountability. When the designer and builder are the same entity, design decisions are made with construction realities in mind. Cost blowouts caused by unbuildable designs are eliminated. You also have one party to deal with, rather than managing the interface between a designer and a builder yourself.
Do I have input into the design?
Absolutely. Your brief drives the design. We work through your requirements in detail at the outset, and the design is developed in response to what you need, not a standard template. You are involved at every stage of the design development.
Is Design & Construct suitable for renovations?
Yes. It is especially useful for renovations and extensions where design choices, existing conditions, budget, and buildability need to be considered together early.
Can this reduce budget surprises?

Our Process
How long does the pre-construction process take?
Pre-construction typically takes 4 to 8 weeks depending on consultant availability and the complexity of your project. We keep things moving and keep you informed throughout.
Can I change the design after we've signed the contract?
Minor changes can usually be accommodated through a formal variation process. Major design changes after contract execution are more complex and can affect cost and programme significantly. This is why we invest so heavily in getting the scope right before signing.
What happens if something unexpected is found during construction?
Our thorough pre-construction process significantly reduces the likelihood of this. Where genuinely unforeseen conditions arise, we document them clearly, discuss options, and agree on a path forward with you before any additional cost is incurred.
