JSG Construct completed renovation process

How We Work

A Process That Starts Where You Are

Every project starts in a different place. Some clients come to us with completed architectural plans, while others are still working through their ideas, priorities and budget.

Whether you are planning a renovation, extension or custom new build, our process is designed to support you from the stage you are at. With a structured approach focused on proper planning, realistic pricing and informed decision-making, we help create clarity before construction begins.

01

No Guess Pricing

We do not throw out numbers without a proper scope. Pricing based on assumptions is where budgets get blown and projects go wrong.

02

Why Preliminary Design Matters

If there are no plans yet, we sort that out first, so we have something real to price against and can align costs with your budget early.

03

Why This Benefits Everyone

Getting it right upfront means less risk in construction, more accurate costs, fewer variations, and a build that runs the way it should.

Path A

You already have architectural plans.

If your design is complete or near-complete, this is the streamlined path to construction.

Design & Construct

Need design as well as build? We handle both.

Whether you come to JSG with completed plans or just an idea, we can take it from there. Our Design & Construct service coordinates architects, designers, and engineers alongside the build, so you have one team responsible for the whole project, renovation or custom home.

Questions

About our process.

How long does the pre-construction process take?

Pre-construction typically takes 4 to 8 weeks depending on consultant availability and the complexity of your project. We keep things moving and keep you informed throughout.

Can I change the design after we've signed the contract?

Minor changes can usually be accommodated through a formal variation process. Major design changes after contract execution are more complex and can affect cost and programme significantly. This is why we invest so heavily in getting the scope right before signing.

Who manages the engineers, designers, and other consultants?

We do. JSG Construct manages all consultants and trades from the first site assessment through to handover. You deal with one contact throughout your project.

What happens if something unexpected is found during construction?

Our thorough pre-construction process significantly reduces the likelihood of this. Where genuinely unforeseen conditions arise, we document them clearly, discuss options, and agree on a path forward with you before any additional cost is incurred.
